Finding a new home that meets your needs can be a difficult task. There are plenty of Raleigh homes for sale, but what if you want to build your own? It affords you more control and ensures that the finished product will meet all your standards. What does it take to build a home, though? What does it cost, and what can you expect throughout the process? Here's what you need to know.

Cost

On average, building a new home costs a little under $300,000. Keep in mind this estimate doesn't factor in the cost of buying the land for the build. Buying a home, on the other hand, costs around $435,000. 

Of course, the cost also depends on how big of a house you plan on building. A good rule of thumb is to factor around $100-$200 per square foot. So building a 1,000 square foot house will cost between $100,000 and $200,000. Building a 3,000 square foot house will cost between $300,000 and $600,000.

Budgeting

Once you have an idea of the total cost of building a new home, it's important to break down exactly where that money is going to give you a more accurate idea of how much your home, specifically, will cost to build.

About 40% of your budget will go towards labor. This includes the construction crew, as well as an electrician, plumber, roofer, framer, and other jobs. Shop around and see how much each of these services costs in your area.

About 50% of your budget goes towards materials. This includes everything such as lumber, concrete, drywall, siding, and more. What your house is made of will greatly influence the cost.

Finally, you need to decide if, in addition to the house itself, you want any extras. A swimming pool, for example, can cost anywhere from an additional $36,000 to $66,000. You may also want an outdoor deck, an unfinished basement, or heated floors. Each of these things will add to the total cost of construction.

Scheduling

Your new home will probably take longer to complete than the initial estimates. Most contractors will give you the most optimistic estimate they can, but plenty of things can cause delays, from bad weather to zoning and permit issues, and almost anything else.

When your contractor gives you a timeline, think of it as a guide rather than a strict schedule, and plan on at least a few extra months before you can move in. If you're in a hurry to get into a new place, you're probably better off buying rather than building.

Sweat Equity

Sometimes it's possible to save both time and money by doing some of the work on the house yourself. Major projects like plumbing and electricity should always be left to the experts, but smaller tasks like painting or laying the tile in the bathroom, you can do on your own if you're up to it. This is called sweat equity: putting your own labor into a building or improving your house to save money and increase its value.

When you're selling your home, you want it to appeal to as many potential buyers as possible. Even though 67 percent of households have pets, our real estate agents know that properties that appear to be pet-free show better than those with a lot of pet supplies scattered and pets running around. Here are some things pet owners need to do before a showing to ensure their pets and home are prepared.

1. Talk to Your Pet's Vet
   Selling a home isn't just stressful for human family members; it can stress your furry and feathered family members as well. Talk to your pet's vet to determine how you can best minimize your pet's stress while your home is for sale. Your pet may have to spend more time than they're used to away from their home in your car or a crate. Some pets may benefit from temporarily taking anti-anxiety medication. If your pet is prone to UTIs, disrupting their bathroom habits may trigger a flareup. Your vet might recommend preventive measures to keep your pet healthy during this stressful time. 

2. Devise a Plan for Relocating Your Pet During Showings
   When it's time for a showing or open house, you need to remove your pet and any evidence of your pet. This includes items like litter boxes, pet beds, toys, and feeding and watering bowls. Help the process go as smoothly as possible by devising a plan to deal with impromptu home showings. You might have one family member responsible for gathering pet equipment while another family member rounds up your pets and puts them in crates or on leashes. Don't forget to sweep up litter or spilled kibble before you leave!

3. Borrow an Impartial Friend's Nose
   Before you add your home to the list of Raleigh homes for sale, you want to ensure that it smells fresh and clean. If your home has a bad odor, this can cause homebuyers to form unfavorable opinions about your property. Since you've lived in your home for so long, you're likely immune to many of its odors. Have an impartial friend stop by and let you know if they can smell any evidence of your pet. Even if you've promptly cleaned up Fido's accidents, old urine stains and odors might still linger. These tough odors might require professional cleaning or even require you to completely replace the soiled materials. 

4. Give Your Yard a Once Over
   Don't forget to inspect your home's outside areas. Prospective buyers will want to explore your yard; you don't want them stepping in a hole or a pile of dog scat. Make sure to fill in any holes and scoop any pet waste. Just like the inside of your home, your home's exterior should look as if it belongs to a pet-free family. Check your home's exterior for any damage that your pet may have caused. Look for holes in your fence and claw marks on outside furnishings and wood trim. Repair any damage and replace any items that can't be salvaged. Even if the buyer doesn't spot the damage before making an offer, your home inspector is likely to detect the issues during the home inspection.

Try to avoid touching your eyes, nose, and mouth with unwashed hands. If you sneeze or cough, do it into a tissue, then throw away the tissue, and then wash your hands or wipe them down.

Keep your distance – even from your agent!

We are all about the practice of "social distancing."

Use video conferencing as much as possible

You, your agent, and anyone else you're working with on your transaction should try to communicate as much as possible by videoconference rather than in-person meetings, just to limit the amount of interaction you have with other people. Facetime, Facebook Messenger, Snapchat video, Skype and Zoom are some of the video tools available to use.

Take precautions on showings and open houses

At this point, we see no reason to discontinue showings, or open houses, so long as you follow fundamental distancing and hygienic protocols. Try to follow these guidelines:

• Again, keep your distance, even if it seems unfriendly
• Remember: No shaking hands when you meet!
• Drive your own car to showings, rather than traveling with the agent in his or her car
• Minimize touching surfaces in houses
• Bring paper towels, tissues, or disposable gloves with you to hold when you open doors or touch surfaces.
• Try to wash, or wipe down, your hands on the way in and the way out.
• At the open house, keep your distance from other visitors and let the hosting agent sign you in, rather than handle a clipboard or tablet.

If you're not feeling well, or are part of the "high-risk" demographic, please stay home

If you're not feeling well with any kind of cough or fever, please stay home. At this point, there is no need to take chances or put others at risk. This is especially true if you are "high-risk" – if you are over the age of 60 or have any pre-existing conditions you should reduce, if not, eliminate all outside contact as much as possible.

Don't let the cold weather fool you, Raleigh and the greater Research Triangle area are hot and getting hotter. We're talking about our local real estate markets, of course.

National real estate website Zillow just ranked the City of Oaks as the second hottest housing market in the nation. With routine reports of high demand and low inventory, a tremendous number of job opportunities, excellent quality of life, and increasing home values across the numerous counties that make up the prospering area, the top 10 designation shouldn't come as a surprise.

Raleigh quickly rose to the top of Zillow's 50-metro research list thanks to its strong population growth and a healthy 9 percent increase in average household income over the previous year. The City's close proximity to the fast-growing Research Triangle Park tech hub was another important factor thanks to the giant corporations and well-known businesses anchored there. According to one of Zillow's research analysts:   

"This list shows that just because a market is smaller or more affordable doesn't mean it isn't dynamic," said Zillow senior economist Aaron Terrazas. "Growing cities in the Sun Belt, places like Raleigh, Charlotte and Nashville, offer plenty of opportunities healthcare and finance, while providing a less-expensive, but still-convenient, alternative to the larger and pricier markets in the Northeast."

For the second time this year, Vogue Magazine has spotlighted one of our Triangle cities on its highly-trafficked website and inside its well-read pages. 

So, whether you prefer to say "en vogue" or "in vogue," you'll be right when you're talking about living in Raleigh. 

Together with real estate website Trulia, Vogue named the City of Oaks among the top three places in the nation to buy a home in the coming year. According to Vogue:

If everyone you know seems to be moving to Raleigh, there's a reason: North Carolina's capital is often listed as one of the best places in the U.S. to live and, thanks to a booming tech industry, boasts one of the best employment markets in the country. The influx of jobs and money means the city has become pretty vibrant over the last few years—and some say the culinary scene is one of the most underrated in the country. That's thanks in part, no doubt, to 2014 James Beard Award–winner Ashley Christensen, who owns six highly acclaimed local restaurants (including Death & Taxes, Beasley's Chicken and Honey, and Poole's). Foodies will also love the 30,000-square-foot State Farmers' Market, which sells produce, meats, cheese, and specialty items from local growers and makers. To soak up the city's balmy southeast weather, take a stroll through Duke Gardens. With 55 acres of specialty gardens—including a moss garden, peony garden, and carnivorous plant garden—it's no wonder locals consider it one of the city's gems.

The study Trulia commissioned reviewed the 2017 housing market to provide forecasts for the upcoming 2018 market including buyer and seller behavior, homeownership rate predictions, and real estate market review.

Not surprisingly, Trulia's in-the-know research team revealed Raleigh to be among the top "Markets on the Move" based on job growth, low vacancy rates, affordability, inbound website searches for the city and surrounding area on Trulia.com, and population. Raleigh was the only North Carolina city to make the list which was whittled down from the 100 largest U.S. real estate markets.

Vogue Named Durham the "Hippest City in North Carolina"

Raleigh isn't the only Triangle city to gain affection from Vogue this year—Durham felt the love as well.

This spring, the Bull City strolled away with the fantastic claim of being the "Hippest City in North Carolina" thanks to its cultural offerings, award-winning chefs and local restaurants, and must-visit hotels.

According to Vogue writer and Durham day-tripper Jennifer Rice: Durham is perhaps known first and foremost as the home to Duke University (and its famed basketball team), but it's becoming a destination for much more than just Blue Devils games. In recent years, a bustling and creative culinary scene has emerged. The Durham Performing Arts Center, American Tobacco Campus, Brightleaf Square, and Durham Bulls games—where you can watch a home run while noshing on empanadas and peach cobbler with ice cream—are also noteworthy attractions.
