What to Know When Building a Home This Year

Raleigh Construction

Finding a new home that meets your needs can be a difficult task. There are plenty of Raleigh homes for sale, but what if you want to build your own? It affords you more control and ensures that the finished product will meet all your standards. What does it take to build a home, though? What does it cost, and what can you expect throughout the process? Here's what you need to know.

Cost

On average, building a new home costs a little under $300,000. Keep in mind this estimate doesn't factor in the cost of buying the land for the build. Buying a home, on the other hand, costs around $435,000. 

Of course, the cost also depends on how big of a house you plan on building. A good rule of thumb is to factor around $100-$200 per square foot. So building a 1,000 square foot house will cost between $100,000 and $200,000. Building a 3,000 square foot house will cost between $300,000 and $600,000.

Budgeting

Once you have an idea of the total cost of building a new home, it's important to break down exactly where that money is going to give you a more accurate idea of how much your home, specifically, will cost to build.

About 40% of your budget will go towards labor. This includes the construction crew, as well as an electrician, plumber, roofer, framer, and other jobs. Shop around and see how much each of these services costs in your area.

About 50% of your budget goes towards materials. This includes everything such as lumber, concrete, drywall, siding, and more. What your house is made of will greatly influence the cost.

Finally, you need to decide if, in addition to the house itself, you want any extras. A swimming pool, for example, can cost anywhere from an additional $36,000 to $66,000. You may also want an outdoor deck, an unfinished basement, or heated floors. Each of these things will add to the total cost of construction.

Scheduling

Your new home will probably take longer to complete than the initial estimates. Most contractors will give you the most optimistic estimate they can, but plenty of things can cause delays, from bad weather to zoning and permit issues, and almost anything else.

When your contractor gives you a timeline, think of it as a guide rather than a strict schedule, and plan on at least a few extra months before you can move in. If you're in a hurry to get into a new place, you're probably better off buying rather than building.

Sweat Equity

Sometimes it's possible to save both time and money by doing some of the work on the house yourself. Major projects like plumbing and electricity should always be left to the experts, but smaller tasks like painting or laying the tile in the bathroom, you can do on your own if you're up to it. This is called sweat equity: putting your own labor into a building or improving your house to save money and increase its value.

Traditionally, the open house has been one of the most valuable ways for sellers and their agents to invest their time. Coldwell Banker Howard Perry and Walston, the leading real estate company in Central North Carolina, has hired Renee Smith as its General Sales Manager to oversee all CBHPW sales offices.

"Her enthusiasm and high energy have made her a very successful and proven leader in the real estate market. Most recently, Smith served as Vice President and Sales Manager at Fonville Morisey Realty, a member of the Long & Foster Companies. While there she managed the Lochmere office which was the number one office within their network of companies.

"I am excited to start this journey at HPW! HPW has been a real estate leader in North Carolina for over 40 years and their tools, systems, and belief in Helping People Win resonated with me and my core values, I couldn't think of a better fit," said Smith.

Graduating from the University of North Carolina at Chapel Hill with a major in Psychology and minor in Chemistry, Smith's path led her to a career in customer service, public relations, and marketing. From helping startups reach their potential to streamlining the marketing campaigns of major corporations, she has served such clients as Midway Airlines, AT&T Solutions, and MetLife.

Smith believes strongly in giving back and is very involved with the Raleigh Regional Association of Realtors, serving as the immediate past President this year on the Executive team. Coldwell Banker Howard Perry and Walston, the leading real estate company in Triangle, announces the promotion of Matthew Horton to Chief Marketing Officer. In this role, Matt will lead marketing efforts as part of the leadership team.

"Matt is an accomplished business leader and phenomenal marketer with proven expertise in delivering value to our businesses," said Don Walston, the company's founder, and chairman. "His level of integrity and professionalism is important to the future success of Coldwell Banker Howard Perry and Walston."

Horton joined Coldwell Banker Howard Perry and Walston in 2016 as the Director of Marketing and has led and developed strategic marketing initiatives to support the overall company, its divisions, and its more than 900 real estate agents and professional staff.  In addition to leading the marketing front, Horton serves as President of the HPW Foundation, the charitable arm of Coldwell Banker Howard Perry and Walston, that annually gives away over 5000 turkeys during the holiday season and to date has donated over $1.6 million to local charities and nonprofits.

Before joining Coldwell Banker Howard Perry and Walston, Horton worked for two real estate investment trusts and began his career with the Carolina Hurricanes as a Client Relations Representative.

Horton earned a bachelor's degree in communications from Western Carolina University in Cullowhee. His hobbies include competing in IRONMAN Triathlons, playing hockey, and cheering on his former employer, the Canes. He resides in North Raleigh with his wife Stephanie and their daughter.

RALEIGH, N.C. – December 4, 2019 – Coldwell Banker Howard Perry and Walston (CBHPW),  the leading real estate firm in Central North Carolina, today announced the promotion of David Jones as Chief Executive Officer, effective immediately. 

With over 30 years of experience at CBHPW, Jones has comprehensive knowledge of the real estate business.  Jones began his career with CBHPW in 1987 in the Accounting Department.  In 1989 he was named Controller and promoted in 1994 to Chief Financial Officer.  Since 2003 Jones has served CBHPW as President and Chief Operating Officer. 

"David is one of the most well-respected individuals by the brightest minds in the real estate industry, not only in our area but in the country.", said Don Walston, company founder and chairman.  "His years of leadership and experience not to just CBHPW but to the entire industry is invaluable as we continue to grow in the future."

Jones' three daughters have all graduated from local universities and have begun their professional careers. Turkeys for the Triangle is Now Underway

Working with pre-selected area non-profit and military organizations, Turkeys for the Triangle is committed to donating over 5,000 frozen turkeys to feed more than 20,000 people this Thanksgiving and Christmas.

Turkeys for the Triangle Donates 2,500 Thanksgiving Turkeys

Our first Turkeys for the Triangle distribution event was a tremendous success!

Box trucks, cargo vans, pickup trucks and SUVs lined up at our Coldwell Banker Howard Perry and Walston corporate office to collect and deliver more than 2,500 frozen turkeys to nonprofit and military organizations across Central North Carolina.

Despite the rain and cold temperatures, it was a great day to Help People Win, a commitment our company founder and chairman and Turkeys for the Triangle founder holds near and dear.

"I'll tell you what, it's one of those things," said Don Walston. "It's hard to describe the benefit when you see someone who really appreciates what you're doing for them– it's a– I don't know how to describe it but it's a warm feeling."

A five-year partner of our Turkeys for the Triangle program, Butterball generously donated 1,500 of the 2,500 turkeys we handed out this week. 

Turkeys for the Triangle will match its record-breaking donation of last year's 4,500 turkeys to nourish those in need this holiday season.

New Year, New Home

New Year, New Home 2018The New Year has arrived bringing with it blistery cold weather and great anticipation for all that will happen in the days and months that lie ahead.

Your 2018 resolutions may take you to the gym more often, give you the opportunity to reconnect with family and friends or set the stage for a long-awaited home sale. If the latter is on your list, now is the perfect time to begin your real estate journey; here's how:

 

Figure Out Your Finances

You'll need to get your financial affairs in order before buying a home—think about your credit score, income, and savings.

Start by checking your credit to see where you stand. Are there any errors or negative information on your credit reports? If so, start fixing them now to raise your credit score before you begin hunting for a home. The higher your credit score, the more likely you are to qualify for a lower interest rate on your mortgage loan.

Determine what you can afford based on your current income and savings. Do you have enough money to purchase the home you desire? If not, are you able to revise your budget to cut spending and increase your cash reserves? You will need to demonstrate to lenders that you can afford monthly mortgage payments as well as a down payment ranging from 5 to 10 percent of the loan.

If you already know that you are well positioned financially to buy a home, do yourself a favor and get pre-approved for a mortgage. A pre-approval is a written statement from a lending institution in which the lender tentatively commits to lend a borrower, upon underwriting review, a fixed loan amount. This formal letter offers assurance to sellers that you are in good financial standing and truly able to purchase their home.

 

Do Due Diligence

Before you start your house hunt, research the areas and neighborhoods that interest you. In short, do your due diligence.

Log on to HPW.com to take a look at the homes for sale in the communities, zip codes or school districts you've identified. Gather information about homes that have recently sold in the areas you like to get an idea of pricing for the type of home you want.

You should also begin driving around the neighborhoods you'd like to consider to get a feel for what they are like day and night. Take note of the traffic on area streets, find out how the local schools are rated, and familiarize yourself with the various conveniences in the area. A new home is what you seek, but you'll want to know all about its surroundings before you commit to buying it.

 

Hire a Trusted Real Estate Agent

You may be tempted to seek out a home on your own, but it will serve you well to hire a professional real estate agent.

A local real estate agent will know about the communities that interest you and help you find the home you seek. They often hear about listings before they hit the market and may be able to ensure you are one of the first buyers through the door.

Your agent will be able to help you make a stronger, more compelling offer, by providing insight into what sellers are seeking. It is also a real estate agent's job to protect you during the home buying process by keeping your best interests in mind and ensuring the transaction and all paperwork are handled appropriately.

Coldwell Banker Howard Perry and Walston CFO Robert WeisenbergerColdwell Banker Howard Perry and Walston has proudly welcomed Robert Weisenberger as chief financial officer. Weisenberger joins our company's leadership team with more than 23 years of financial service experience. 

"Bob has an extensive background in accounting and finance for privately held firms with significant knowledge of balance sheet management, financial reporting, and compliance," said CEO Kent Hanley. "He makes a great addition to our leadership team as he brings insight from a variety of industries that align well with our company's vast portfolio of real estate service offerings."

Weisenberger will manage our company's Accounting and Finance Department and oversee accounting and reporting functions for all existing services including residential and commercial real estate, rental and property management and title insurance. He will also provide strategic financial guidance for Coldwell Banker Howard Perry and Walston's growth and expansion plans.

Meet Robert Weisenberger, CFO

Robert Weisenberger previously served as CFO at TSI Healthcare, Inc., an electronic health record and practice management firm in Chapel Hill, and Credit Risk Management Analytics, LLC, a banking and financial consulting firm in Raleigh. Prior, he held comptroller and senior finance positions at the North Carolina Turnpike Authority (NCDOT), with Triangle-area home builder Winstar Homes, Inc., and The Brickman Group landscaping maintenance and design firm.

Weisenberger holds a bachelor's degree in Accounting from East Carolina University in Greenville and is a Certified Public Accountant in North Carolina and Virginia. He is a member of the North Carolina Association of Certified Public Accountants and the Raleigh Chapter of the Financial Executives Networking Group. An avid soccer player throughout his youth and a former college athlete at Belmont Abbey College in Belmont, Weisenberger remains active playing for the Triangle Adult Soccer League. He is also currently serving as Deputy Grand Knight and will assume the Grand Knight role next summer for the Knights of Columbus at St. Francis of Assisi Catholic Parish. He and his wife Jackie and their two sons have lived in Raleigh for more than 13 years.

Meet Jim Simon, Vice President of Business Development

Jim Simon previously served as CEO of GMAC Global Relocation Services, a division of General Motors (now Brookfield Global Relocation Services) and in senior executive positions at Cendant Mobility (now Cartus), Prudential Financial, PNC Mortgage, and William Raveis Real Estate. He was also the Managing Director of Douglas Elliman, New York's largest residential real estate brokerage. He has been a consultant to numerous major private equity firms and other major corporations.

Simon holds a bachelor's degree in Journalism from the University of South Carolina in Columbia and a master's degree in Corporate & Political Communications from Fairfield University in Fairfield, Conn. He is a world traveler, food enthusiast, and an award-winning author of the best-selling thrillers Death Never Sleeps and Death Logs In. He will soon release his third installment in the Death series, Death Logs Out. His family is originally from Durham, and he and his wife, Andrea, are in the process of relocating to Cary.

Turkeys for the Triangle is Now Underway

On your mark, get set… GOBBLE! It's time again for our annual Turkeys for the Triangle fundraiser to feed our neighbors in need this holiday season.

Working with pre-selected area non-profit and military organizations, Turkeys for the Triangle is committed to donating 4,500 frozen turkeys to feed more than 20,000 people this Thanksgiving and Christmas. 

Started by our Coldwell Banker Howard Perry and Walston Founder and Chairman Don Walston nearly 15 years ago, Turkeys for the Triangle has donated more than 28,000 turkeys to anchor holiday meals for more than 120,000 food-insecure people.

"It breaks my heart to know that there are families in our local communities who struggle to put food on the table, especially during the holidays when so many of us are celebrating with special meals," said Walston. "Turkeys for the Triangle is our answer to that sad reality; it is a way our company, our clients, and our kind neighbors can give to the greater good, to feed those in need."

Cary Ranks 4th Best for First-Time Home Buyers

Thinking about dipping your toe in the homeownership pool? Cary is for you, first-time home buyers.

The growing Triangle town recently earned a top five spot on WalletHub's list of the Best Places for First-Time Home Buyers ranking fourth out of the 300 cities and towns the personal finance website reviewed.

Compared against 23 key indicators, WalletHub assessed each to determine market attractiveness, affordability, and quality of life. Cary scored well, especially for affordability and real estate market rank, which evaluated market health, share of homes sold annually, building-permit activity, home price appreciation and more. Not surprisingly given its past recognitions as one of the safest places to live in the nation, Cary also snagged fifth place among the cities with the lowest property-crime rate.

"Cary has made its mark on the map as an ideal place to live in the Triangle for first-time buyers, seasoned homeowners and those seeking the perfect place to enjoy retirement," said Beckie Hanley, branch manager of the Coldwell Banker Howard Perry and Walston Cary Office. The Triangle Business Journal named 50 Triangle-based companies ranging in size from "small" to "giant" on its list this year. Companies were chosen based on an employee-survey process conducted by Quantum Workplace. The top-ranking company in each size category will be announced at a luncheon awards event in September.

How is your role important to the success of your organization and how have you contributed to the organization's growth?

In an industry founded on emotional, life-changing decisions, and working for a highly talented, entrepreneurial owner, I've remained a constant grounding force that has helped to steer a steady course for our company to support our agents and their clients.

Over my 30-year career with Coldwell Banker Howard Perry and Walston, we've grown our Wake County reach exponentially to become a regional real estate company with 15 sales offices covering central North Carolina from Mebane to Goldsboro. We've expanded our offerings to include mortgage loans, title insurance, and rental management services to become a company ready to serve buyers and sellers throughout the entire real estate process from "for sale" to "sold."

What do you consider to be your greatest professional achievements in the past year?

I took a hard look at our agent recruitment process and the efficiency of our internal systems to ensure that our new team members are easily able to jump right into production upon joining the company. Our new streamlined onboarding process has already proven to be a driving force in our real estate agents' marketing efforts and sales success.
