The Triangle region of North Carolina offers some truly spectacular nature attractions. Zoos, nature preserves, and arboretums all offer opportunities to explore nature near homes for sale in Raleigh, but few allow you to get up close with wild creatures quite like the Piedmont Wildlife Center.
A safe haven for animals and a unique resource for the local community, the Piedmont Wildlife Center is all about conserving native species and nurturing wilderness connections. Our real estate agents are excited to share this guide to the Piedmont Wildlife Center!
About the Piedmont Wildlife Center
Founded in 2003 by veterinarian Bobby Schopler, the Piedmont Wildlife Center was born out of the need for a wildlife hospital in the Raleigh-Durham area. Over the years, its mission has shifted from being a treatment facility for injured wildlife to becoming a center for education and conservation.
The Piedmont Wildlife Center is dedicated to building connections between people and nature through a combination of outdoor education, citizen science, and wildlife stewardship. To that end, it has created a wide range of educational programming for all ages.
Resident Animals at the Piedmont Wildlife Center
A variety of animals call the Piedmont Wildlife Center home. Although the center is not currently set up to accept, treat and rehabilitate orphaned or injured wildlife, quite a few creatures have found their way here and become Ambassador Animals.
These animals, which include box turtles, snakes, rabbits, and possums, were either rescued or surrendered by previous owners. The PWC is also home to several raptors, including Bella the great horned owl, Willow the red-shouldered hawk, and Edgar the raven, which were rehabilitated after sustaining injuries that would have made them unable to survive in the wild.
Visiting the Piedmont Wildlife Center
While the Piedmont Wildlife Center is not a zoo in the traditional sense, there are ample opportunities to visit the center and see some of the animals that reside here. The PWC is located within the historic Leigh Farm Park in Durham, NC, which is a public park that is open to anyone.
In particular, you can come to the Piedmont Wildlife Center and see the raptors in their outdoor enclosures any time during park hours. However, the cabin that houses many of the smaller ambassador animals is not currently open to the public.
Programs, Camps & Tours
For a more in-depth experience at the Piedmont Wildlife Center, the best option is to book a guided tour. Tours are available for small groups, including family, friend groups, class outings, and retreats.
One of the most popular tour experiences is the On the Fly Tour, which offers a meet-and-greet with each of the seven species that reside in the raptor enclosure. Many visitors also enjoy the Turtle Trek, which includes a walk in the woods and an opportunity to assist researchers in their box turtle research project before meeting one of the resident box turtles at the PWC.
The center also offers a wide range of educational animal programs for kids, including at-school programs, field trips, class tours, and birthday parties. For a truly immersive experience, the PWC also offers kids' camps that range from day-long Wild for a Day camps to full week-long camp adventures in various seasons.

Located at 301 Pogue Street, Raleigh, NC 27607, Raleigh Little Theatre is in many ways the centerpiece of the dramatic arts here in the RVA. Lovingly known as the "RLT," it was first opened to the public back in 1936 and is now one of the country's oldest continuously operating community theaters.
The grounds of the Raleigh Little Theatre consist of the Stephenson Amphitheatre and the Raleigh Rose Garden. Contemporary, family-friendly movies are screened under the stars in the Garden. By contrast, the community dramatic productions are usually held in the 298-seat main theater or the Amphitheatre.
There is always something new to see in the Raleigh Little Theatre. Thanks to the 150-seat Teaching Theatre added in 1990, even those with no experience can begin to enjoy participating. Every year, thousands of visitors from all over North Carolina and the world attend RLT performances.
The 2022-2023 season of Raleigh Little Theatre promises to be a splendid one, with each member of the RLT community working hard to restore the theater experience after two years of safety precautions. Pride and Prejudice, Blood Wedding, and The 25th Annual Putnam County Spelling Bee will be shown.

Here are the top 6 must-have features in luxury homes!
1. Indoor / Outdoor living
Indoor/outdoor living seamlessly extends your home's great room or dining quarters. This trend tends to keep cohesion in design from the interior to the exterior of your home. Typically indoor/ outdoor living has always been a primal commodity when searching for a new home. With the new normal consisting of being at your humble abode more these days, the amenity has become a necessity. What makes an outdoor living space luxurious is the ability to provide comfort through all seasons while also allotting multiple entertainment options. 2. Theatre Room
Entertainment becomes the next level when a luxury property contains an in-home theater. The ability to bring the ultimate cinematic experience to your fingertips is a sought amenity many buyers search for when hunting for their next home. What makes an in-home theater top-notch is its ability to incorporate features similar to an actual movie theater. This includes a top-of-the-line av-system, projector, large screens, recessed lighting, and comfortable loungers. The goal of the theater room is to immerse yourself in what's on the screen, whether that be the newest megahit movie or the exciting rival sports game. 3. Large Garages
The standard two-car garage does not cut it for luxury properties. Buyers are looking for substantial space when envisioning the housing of their precious automobiles. Typically, luxury properties have at least a 3-car garage! To any car buff, the garage is not just a space for storing your vehicle. This part of the property could be turned into a luxurious showroom, man cave, or workshop. This beautiful CBHPW luxury property comes with a three-car garage with gorgeous rustic wood garage doors. 4. Intricate Ceiling Designs
Raised ceilings and other intricate ceiling styles are quite the fanbase for luxury homes. A room turns from basic to compelling when there is a ceiling feature that adds depth, sophistication, and style. In most luxury dwellings, at least one space must contain a styled ceiling. One of these rooms can be the living room, sitting room, primary bedrooms, and or dining rooms. What exactly are some styles of these ceilings? They are cathedral, tray, beamed, suspended, and coffered. One would love to have any of these exquisite designs in their home! For example, in this CBHPW luxury listing above. The sitting room contains a beautiful coffered ceiling. The coffered ceiling consists of sunken panels accented by molding, creating a waffle-like appearance. What works well in this room is the brilliant addition of recessed lighting. For more on this property click here.
5. Massive Walk-In Closets
Typically an owner of a luxury home tends to live a complete life of luxury. Meaning everything about them is high-end, like their fashion sense. Closets in a luxury home are an extension of the main room and need to boast space and means of organization. Closets these days are not just for hanging clothes. They can be an area to lounge in after using the spa bathroom or a place to put on that fashion show after shopping in the streets of London. For sure, luxury home buyers are looking for closets that encompass organization and can show off their beautiful wardrobe. In this CBHPW luxury home, the primary closet is genuinely massive. This closet incorporates different levels of custom built-in shelving and an island dresser to accommodate all buyers' attire needs. To view more of this property, click here.
6. Relaxing Spa baths
When buyers search for their next home, kitchens and bathrooms are the most focused rooms, which is why main bathrooms in luxury homes are genuinely upping the ante in their need to give that spa-like aura. Features include a jacuzzi bathtub fit for a king, a large walk-in shower that doubles as a steam room, neutral colors, beautiful stone or tile, and lots of space for minimal clutter. In this CBHPW luxury listing, this bathroom truly exuberates comfort and relaxation. The large window allows natural light to encase the room, making the white pop against the darker grays. Whether you're looking at Raleigh homes for sale or homes in other area communities, it's no secret that many of our customers love their dogs. When it's time to compare all of the property options, an ample backyard for Fido to enjoy is often a key consideration.
Sooner or later, though, you might find that you need to travel and you aren't able to bring your beloved pooch. Likewise, boarding options might come in handy if you are selling your home in Raleigh. While lots of people love pets, they may not want them underfoot during a showing. And you never know if your prospective buyers may have an allergy to dogs or even a phobia.

Searching for a new home can be a nightmare if you go in unprepared. There are plenty of Raleigh homes for sale, but how do you find the one that's right for you? How do you know if the price is reasonable and that everything in the house is in good working order? You can't do it alone. You need a real estate agent.
More specifically, you need an HPW agent, to guide you through every step of the process and get you moved into the home of your dreams. Here are some of the ways an HPW agent can help you.
What Does a Real Estate Agent Do?
There are two types of real estate agents. A listing agent represents the person selling a home, whereas a buyer's agent represents the person buying it. Most real estate agents do both, but not for the same sale.
As a homebuyer, your HPW agent is a liaison between you and the homeowners. They'll guide you through all the necessary steps and paperwork, from the initial offer, through escrow, all the way to closing. But first, they have to find the home that's right for you.
It's a real estate agent's job to know all the homes in the neighborhood: what they're like, what they have to offer, how much they are, etc. Nowadays, people can look up house listings themselves online, look at photos, compare prices, etc. But it's still not the same as having an HPW agent in your corner.
Looking at photos online is no substitute for someone who's actually been to the house and can take you there personally for a guided tour. Whatever you're looking for, your HPW agent can find it for you.
Negotiations
Once you've found the home you want, it's your agent's job to get you the best deal. As members of the National Association of REALTORS®, they're obligated to put your interests ahead of their own. They know the home's worth, both on its own and as part of that particular neighborhood, and can tell whether or not it's priced fairly. If it's not, your agent will negotiate with the listing agent for a better price.
They'll also organize an official house inspection, to make sure everything works the way it's supposed to. Do the lights turn on when you flip the switch? Do the outlets have power running to them? Is there anything broken or worn out? Is everything up to code? Once they have the results of the inspection, they can use it to have the homeowners either fix anything that's wrong with the house or lower the asking price accordingly.
There's a lot to deal with when it comes to buying a home. Your HPW agent is there to shoulder the load, making the experience easier for you and ensuring you come out on top. Our real estate agents can help you with every step of the home buying process. Contact us to get settled into your dream home!
If you're preparing to add your home to the list of Raleigh homes for sale, it's essential to replace worn-out items. Worn-out items give the appearance that your home isn't properly maintained, and in some cases, can harbor germs and make it more cumbersome to maintain a clean living space. Finding a new home that meets your needs can be a difficult task. There are plenty of Raleigh homes for sale, but what if you want to build your own? It affords you more control and ensures that the finished product will meet all your standards. What does it take to build a home, though? What does it cost, and what can you expect throughout the process? Here's what you need to know.
Cost
On average, building a new home costs a little under $300,000. Keep in mind this estimate doesn't factor in the cost of buying the land for the build. Buying a home, on the other hand, costs around $435,000.
Of course, the cost also depends on how big of a house you plan on building. A good rule of thumb is to factor around $100-$200 per square foot. So building a 1,000 square foot house will cost between $100,000 and $200,000. Building a 3,000 square foot house will cost between $300,000 and $600,000.
Budgeting
Once you have an idea of the total cost of building a new home, it's important to break down exactly where that money is going to give you a more accurate idea of how much your home, specifically, will cost to build.
About 40% of your budget will go towards labor. This includes the construction crew, as well as an electrician, plumber, roofer, framer, and other jobs. Shop around and see how much each of these services costs in your area.
About 50% of your budget goes towards materials. This includes everything such as lumber, concrete, drywall, siding, and more. What your house is made of will greatly influence the cost.
Finally, you need to decide if, in addition to the house itself, you want any extras. A swimming pool, for example, can cost anywhere from an additional $36,000 to $66,000. You may also want an outdoor deck, an unfinished basement, or heated floors. Each of these things will add to the total cost of construction.
Scheduling
Your new home will probably take longer to complete than the initial estimates. Most contractors will give you the most optimistic estimate they can, but plenty of things can cause delays, from bad weather to zoning and permit issues, and almost anything else.
When your contractor gives you a timeline, think of it as a guide rather than a strict schedule, and plan on at least a few extra months before you can move in. If you're in a hurry to get into a new place, you're probably better off buying rather than building.
Sweat Equity
Sometimes it's possible to save both time and money by doing some of the work on the house yourself. Major projects like plumbing and electricity should always be left to the experts, but smaller tasks like painting or laying the tile in the bathroom, you can do on your own if you're up to it. This is called sweat equity: putting your own labor into a building or improving your house to save money and increase its value.
These are just a few of the considerations when building a new home. Our real estate agents can help you find the perfect property on which to build it. In fact, we have a whole team dedicated to helping those looking to build a home in the area! Or, if you'd rather, we can help you find an existing home that will meet your needs. Cottagecore is an increasingly popular style of home decor that focuses on creating a cozy environment with high-quality, environmentally focused materials. It's similar to hygge, a Danish decor trend that focuses on creating a comfortable space that utilizes multiple cozy elements.
The look of cottagecore includes soft hues, gorgeous floral prints, string lights, and soft area lighting, and authentic vintage or vintage-inspired pieces. Your end result is a romantic space that incorporates elements from nature. While a room decorated in a cottagecore style may remind you of a rustic cabin or a lovely beachside cottage, this decor works well in any area, including homes in the city or suburbs.
While minimalism isn't the sole focus of cottagecore, there are minimalistic elements. With cottagecore, less is more, especially since this decor movement values sustainability.
Instead of five cheap throw blankets, invest in one or two durable throws that you adore and are of superior quality. When buyers are searching for Raleigh homes for sale, homes that embrace cottagecore are less likely to be filled with distracting clutter.
If you're ready to use cottagecore design trends in your home, you don't have to invest a lot of time or money to get started. Start with fresh flowers. Since floral prints are one of the main tenets of cottagecore, an arrangement of flowers instantly adds a romantic, nature-inspired vibe.
Then, add soft lighting to the space. A few strands of string lights are an affordable option, or you might opt to add candles. When using candles, stick with nature-inspired scents that will coordinate well with the decor.
Check your cabinets for porcelain dishes, etched glasses, and mason jars. Display your favorite pieces on a floating shelf or bookcase.
The thrift store is an excellent spot to find vintage-inspired or even authentic vintage items for your decor. Look for paintings or prints that feature nature scenes. A glass vase or wood-framed mirror are other pieces that work well in almost any home.
Perhaps you're ready to make more significant renovations to your home, so it adheres to the cottagecore look. Look for flooring that mimics the appearance of wood. While hardwood floors are one alternative, engineered wood floors are another durable, budget-friendly alternative that recreates the look of wood.
Or, if you're renovating a space where you prefer to use tile, check out ceramic tiles that maintain a wood appearance. Search for tiles with a low-gloss finish, and avoid intricate designs. The goal is to produce a simple, classic look.

Once you've found your perfect home, the next step is to make it your own - starting with the kitchen. If cooking is your passion, you can up your culinary game with a few simple design ideas. There are plenty of Raleigh homes for sale with amazing kitchens to suit your needs. Here's how to take those kitchens even further.
Appliances
The right tools can help in a myriad of ways. An induction cooktop, for instance, regulates heat much more accurately than a regular stovetop, allowing for more precise temperature measurements. The appliance itself never gets hot, reducing the risk of accidental burning. Plus, it's more energy-efficient than electric or gas stoves.
You might also consider a high-speed oven. Using both convection and microwave heating, it heats better and more accurately, cutting cook times in half.
Finally, if you don't have a stand mixer, it will change your life. A good quality mixer will last for many years, providing thorough, even mixing. You can do everything from whip cream to beat meringue to knead bread dough quickly and easily without wearing out your arms. Plus, with extra attachments, you can roll out and cut your own fresh pasta, grind your own meat, and much more.
Organization
A few simple organizational improvements can help you tremendously. Install some sturdy hooks above the stovetop, on which to hang your pots and pans. This will make them easier to find and access when you need them. You can do the same for mixing spoons, spatulae, and other basic tools. For knives, consider installing a long, magnetic strip that the knives can stick to. That way, you can simply remove one when you need it and put it back in its place when it's clean.
In your cluttered cabinets, try putting in a Lazy Susan. They design them for all different purposes, from organizing herbs and spices to storing empty containers. Whatever you're using it for, a Lazy Susan lets you keep everything organized and view it at a glance, so you don't have to rummage through a lot of extra clutter to find what you need.
Also, consider installing tension rods in your cabinets. They make great customizable barriers that you can prop things like pans and cookie sheets against, rather than stacking them up. By storing things vertically, you can create more space in your cabinets and keep things more organized.
Renovation
If you're really committed to updating your kitchen, consider some renovations and remodels. Start with more shelves. A single shelf that stretches across an entire kitchen wall can provide a tremendous amount of storage for various things without taking up much extra space.
If your home doesn't have a kitchen island, you should put one in. It provides extra space for everything you need: a counter for prep work, a table for seating, plus storage beneath for pots and pans, appliances, etc.
To make cleanup simpler, cut a small hole in the kitchen island countertop, and store a trash can in the cabinet underneath. Now you have a quick and easy way to eliminate everything from eggshells to empty packaging as you cook.
These are just a few of the kitchen updates you can make in your home to make cooking easier and better. Get creative and see what other improvements you can make to help you when you cook.
If you want to find your perfect home with your dream kitchen, contact us. Our real estate agents can help you find the right space for you and ensure every room will meet your needs.
Whether you're a newcomer to the Raleigh area or have lived in Wake County for a long time, a visit to the Joel Lane Museum House lets you take a step back in time. You'll learn about local, state, and national history as you get a glimpse into life in the late 1700s.
Our real estate agents share what you can expect when visiting Raleigh's oldest house.
About Raleigh's Oldest Home
The Joel Lane Museum House was built in 1769, making it the oldest home in Raleigh and even older than our country. Built by Colonel Joel Lane – who is known as both the Father of Wake County and Raleigh – the house is now a museum that's a Raleigh Historic Landmark and is listed on the National Register of Historic Places.
In 1771, he introduced legislation to found Wake County, and the Colonial Assembly approved it. Lane's home was the site where the decision was made in 1792 to buy a 1,000-acre parcel of his land for the state's new capital city of Raleigh.
Learn About Colonial Life
The museum lets you hear the stories of the people who lived during the colonial era, the Revolutionary War, and the early years of a new nation. Costumed guides tell accurate stories and create a personalized tour for each group of guests.
The house itself has been restored to its appearance in the 1793-94 era. You'll also see a building called the Kitchen, which was moved from northern Wake County in 1979. It was a middle-class house built around 1790 but is similar in design to a colonial kitchen. In addition, the visitors center – which houses the gift shop and offices – is also on the property. It was built around 1840 as an addition to the Lane home but was removed from the original home when it was restored.
What to Know Before You Go
Tours resumed for the Joel Lane Museum House in June, giving North Carolina residents a chance to learn about the Revolutionary War and the early days of the Raleigh area.
The Joel Lane Museum House is located at the corner of South St. Mary's and West Hargett Streets in Raleigh. To take a tour, go to the visitors' center at 160 South St. Mary's Street. Parking is free and can be found on St. Mary's Street in front of the visitors' center and on Hargett Street in front of the museum house.
Be sure to check their website or call before your visit for the latest on their COVID-19 guidelines.
Admission to the museum is $8 for adults, $7 for seniors age 65 and over, $4 for students kindergarten through college with ID, and free for children under 6 as well as Blue Star Families.

Have you ever noticed how some rooms entice you into settling back and relaxing, and others make you feel energetic and ready for fun? Understanding the effects of your choice of colors will help you send the correct message to potential buyers. Our real estate agents can tell you that painting your home will probably bring the greatest return on investment of any upgrades you make when selling your home. Keep in mind the psychological effects of these colors before starting to paint.
The most important thing to remember when you are preparing your house for sale is that you want to make it attractive to buyers, not make it a personal statement. You may find it better to stick with neutral colors of paint and, if you are showing it with furniture, add colors with pillows, bedspreads, and other accessories that can be easily removed.
Looking at other Raleigh homes for sale will help you see how a fresh coat of paint can make a difference! Contact us for assistance listing your house.
Living in the Triangle means that you have constant access to a network of connected trails and outstanding, multi-use parks that offer outdoor fun for residents of all ages. These outdoor hubs of activity bring many benefits to the communities where they're located, including some perks that you might not expect. Our real estate agents have the details on 5 key benefits of living near parks and walking trails.
The Health Benefits of Living Near Trails
When it comes to health benefits, trails and parks provide both a great place to exercise and added motivation to enjoy a workout. The ease of access when living near outdoor recreation areas makes it easy to work on fitness on your own schedule and having so many great outdoor spaces to explore provides motivation to go exploring. A brisk walk on a trail can help you stay in great shape physically, and spending quiet time in nature has many mental health benefits, too. Local parks provide even more motivation for physical activity, whether you join a sports league, enjoy a stroll in the park, or play with the kids/grandchildren on the playground.
Recreation for Family Members of All Ages and Pets Too
It's not always easy to find recreation activities that family members of all ages can enjoy together at the same time, so trails are also an asset for family fun and fitness. The Durant Trails neighborhood, located near Raleigh homes for sale, is one great example of how trails can help families stay active and enjoy the outdoors. The neighborhood is filled with connected trails, which you can follow directly to various outdoor attractions. Trails are also great for keeping your pets physically active close to home, and many trails in Raleigh are open to dogs as long as they're kept on a leash.
Trails Connect Neighborhoods, Communities, and Parks
Why jump in the car for a quick drive to a nearby destination when you can follow a local trail to reach your favorite outdoor attractions? Trails bring neighborhoods together by connecting local parks, nature preserves, and even popular shopping areas. The paved, easy-to-walk Abbots Creek Trail in North Raleigh, for example, travels through the Falls River and Bedford neighborhoods, connecting with a variety of local attractions along the way.
Turning Abandoned Railroad Corridors Into Community Assets
If you've ever searched for local trails online, then you may already be familiar with the concept of rail trials. These are trail systems that turn abandoned railroad corridors into hubs of outdoor community activity and often feature longer trails than you would find in other locations. The American Tobacco Trail is one of the most popular trail systems near Durham homes for sale, with more than 22 miles of connected trails built on old railroad corridors.
Increasing the Appeal of Neighborhoods for Real Estate Buyers and Sellers
While there is some debate over how much local trails and parks increase home values directly, there's no doubt that they add more appeal to neighborhoods for people who are shopping for homes. If you're buying a home, choosing one near local trails and parks might be a major attraction.

If you love older homes, you'll definitely want to explore some of the designated historic districts in and around Raleigh's downtown area. Some of the historic houses here are open to the public, while others remain private homes. Either way, the area offers excellent opportunities for an afternoon sightseeing tour. Here are a few you'll want to check out.
Capitol Area Historic District
Located right in the center of Raleigh, the Capitol Area Historic District is home to the Capitol building, the State Supreme Court, and two churches that date back to the mid-19th century.
You'll also find numerous historic monuments and Haywood Hall, the oldest house in Raleigh. It was built in 1799 and features stunning gardens that make it a popular spot for weddings and events.
Boylan Heights
One of Raleigh's oldest suburban areas, today, it's just at the edge of Raleigh's downtown. This hilly, wooded area features a variety of lovely old homes, many of which have been revitalized and are now single-family residences.
Moore Square Historic District
While you won't find any houses in the Moore Square Historic District, but it is home to two beautiful parks that have been a part of the city since 1792. It's also the location of the city's giant copper acorn, a half-ton sculpture in the park that makes for a great photo-opp. While you're there, make sure you rub it for good luck!
The area is also home to City Market, which was originally established in 1914. In the 1920s, it was knowns as "Black Main Street." Today, revitalization efforts have resulted in a redevelopment of City Market and a return to activity in the district.
Oakwood Historic District
In the post-Civil War era, Oakwood was created as a rural neighborhood that was quite a hike into town. Today, it's essentially in Raleigh's downtown. However, many of the area's Victorian-style homes still look how they did back then.
Although the homes were neglected for some time, the area underwent a restoration in the 1970s. It became Raleigh's first designated historic district in 1947. Today it's one of the area's loveliest neighborhoods.
Five Points Neighborhoods
Another interesting and eclectic area, the Five Points Neighborhoods, is a short drive from downtown, conveniently located near the interstate, and is well-known for its block of great restaurants and bars.
It was developed in the 1920s as a series of planned communities designed to give residents a break from the hectic urban life. The Five Points area comprises several neighborhoods, including Vanguard Park, Bloomsbury, Roanoke Park, and Hayes Barton, which was once considered one of the area's most desirable neighborhoods.
Today, Five Points is very popular among young, first-time homebuyers. The housing styles here vary greatly, from 1920s bungalow-style houses to larger, more ornate homes. This hodge-podge of home sizes and styles only serves to make the area even more unique.

Traditionally, the open house has been one of the most valuable ways for sellers and their agents to invest their time. Our real estate agents are veterans of hundreds of open houses, using them to ensure properties get the attention they deserve. That's crucial when putting Triangle homes for sale on the market.
In the early days of the COVID-19 pandemic, many areas barred open houses and similar events. Virtual showings have had a heyday, and they will continue to be part of strategy for sellers and buyers alike. However, the open house is picking up steam once again – and it's here to stay.
Despite all the efforts that have been made to master virtual and video technology, there will always be some people who simply prefer a face-to-face experience.
Here's why open houses are poised to bounce back in 2021:
There's a reason why open houses have remained popular through thick and thin: They work! It may get easier and easier to hold an open house in the coming months, but it has to be done right. Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit?
Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?
Where We Are Today
It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears.
At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year.
We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever.
